As far as Hotels, I know it's unlikely but I'd like to see a small hotel in or near city walk.
City_Place_Universal.jpg

There are a few unique towers under construction or planned in small lots in downtown Orlando, and it just got me thinking about how they can re-purpose space.
Theming is important, so because it's in city walk and city walk has a variety of entertainment and dining themes and options, they could build a small 5-8 story multi cultural urban themed upscale hotel in the red space for instance. with an underground garage. (You can actually build underground in Orlando in places :) ).
Just a thought as far as current property expansions go.

While I don't think that's a bad idea in the slightest, I'm not sure the current resort can afford to lose any of its transportation infrastructure.

Very true. That space is for parking and a frontal (or back depending on how you look at it) access road to city walk right?

Where they leave your car to boil in the sun. I'd think they at least build a cover structure or something for the prices the charge.

If your talking about a multi level resort here with a small footprint it would make sense to just build the bottom level as a garage. Valet could stay in place with no impact at all and lobby level could be level with the walkways. Also this would provide shade for valet.

This is what I was referring too with my reference to a few of the new residential towers under construction in downtown. Multi level (No higher than 10 stories at MAX) with a 3 story parking garage and use the ground level for VIP parking and deliveries. Skip is right though. If lets say they chose to take away something, they need a space to replace it for the time being. So if they did take away the Valet parking, where would people Valet for the time being? I think that is the issue.

Well I don't think an idea should be scrapped just because of construction impacts. Valet could temporarily easily be either eliminated or relocated to the main garage.

I think it would make sense to move a lot of the infrastructure type stuff to the Wet Wild site to free up space in the existing resort. Any kind of resort area type stuff at that site would only be beneficial to the I-Drive hotels.

I think offices and the like will be moved to the smaller satellite locations that were bought in the recent land deal.

I can't see them using WNW for anything other than a resort.

As far as infrastructure , also hoping that Portfolio, Royal, and Hard Rock all go Cabana Bay Style Parking garages and add a few hundred rooms on top of those surface lots.

I really hope this doesn't happen. After Sapphire/Cabana Bay expansion the existing resort will have 6k hotel rooms on it. I think that's about right for it. Plus you don't want to overcrowd the deluxe level hotels.

Well Yeah 5,600 precisely with the new Cabana towers. But getting 10k - 15k Hotel Rooms is not going to be an easy task. The one thing Universal has is having ease of access to the parks as opposed to a 15 minute bus ride and or 15 minute bus wait such as the Disney resorts. Strategic logistics is they key to a functioning resort. As I do not know the proper plot and zoning max's it's just a thought. There may certainly be a point to your statement about why they do indeed continue to have surface lots.

With the new plot of land + WNW they won't struggle to get to that 15K number.

In the most recent earnings reports Universal said attendance was steady whereas WDW has a decline. Wonder if the increase in Universal on site hotels had something to do with that decrease?

If the resort structure is set up like we think, 2 theme parks, citywalk and a water theme park on the original plot; a resort on the old WnW and then a new park a mile down the road, wouldn't it make more sense to have the bulk of the rooms in the original plot? I'm thinking 9k rooms there, 2k at the old WnW and 4k near the third park?

I think it's more likely that we have 6.5 at the original resort, 1-1.5 at WNW, and the rest on the new plot, but who knows.
