In breaking news, The Walt Disney Company has purchased over nearly a thousand acres worth of former ranch space.

BREAKING: Disney Buys 965 Acres of Ranch Land Near Celebration - WDW News Today

It's unclear to why Disney went out and bought the land, as Jerry McGratty, the broker/owner of Westhampton Realty doesn't believe Disney will invest much, and it'd be used for water management & conservation.

This is the same as the Mira Lago purchase; Disney bought that 3000 acre development site and agreed to turn it to conservation wetlands in exchange for the ability to convert 350 acres of wetland into developable parcels around the WDW proper.

Basically, they'll turn that 965 acre ranch to conservation in exchange for being able to develop another 110-130 acres of wetlands on the WDW proper.

This might be connected to that new bay lake resort. Is that area currently part of the resort-wide conservation area?

It screams land swap for DVC.
Could literally be for anything. Last time they bought all that land in Mira Lago it was so they could expand DHS Parking and build the SW Hotel + Tron and GotG.

All this means is it allows them to build where they formerly couldn’t.

Basically means this aggregated purchase of 2500 acres for conservation will free up around 300 acres for development around WDW.

Disney actually received the right to develop 575 acres from the Mira Lago purchase, after increasing their request from 350.

If we were to use that ratio, the equivalent amount of land freed up from these purchases would be around 475 acres.

Well, the good thing here is that it means Disney plans to continue expanding their property to areas they previously couldn't. I expect a lot to be for hotels or solar fields (if they get one more solar field around the size of the one they're building now, they could have enough solar energy to power all 4 parks, which will reduce overall costs) or something like that, but I think that some of this may end up being for attractions as well.
