This includes all Nintendo properties, but nothing else. This park would be small, but super immersive. All other non-Nintendo properties will go into another park.
Smol is subjective. It would still be larger and have more attractions than DHS even after SW:GE opens. No, I don't want a small park nor do I want to buy a ticket for such an experience. It should be encompassed to the new park and existing resort if it makes sense location wise.
I really wish Universal would have land closer to itself (i.e. the land that Double Tree, the Applebees, etc is on). It would have been nice to be a hop, skip, and jump away from Nintendo World
If, of course, it's going to be its own thing
The land where the next park is slated to go is quite close to the current resort location. It would probably still take less time to go between UOR locations than it does to go between WDW parks.
