I don't think it's up to Uni, and even if it was, I'd disagree heavily.

1) I'll be surprised if the SW hotel is not a very niche, very exclusive property. Universal doesn't have the space to waste on that.

2) The only hotel in the fiction is already built and located in the middle of the park

This hasn't been mentioned- but is there a potential to make this a VR coaster?
I'd hate that on the surface, although I'd be interested to see if Uni/WB could elevate it to something we've never seen before?

Granted they would need permission to the rights to build, with what they have done already I'm pretty sure they could negotiate.

Potter hotel would surely run 100% occupancy 100% of the time, I don't see that as a waste of space, space that could be found if needed, HE is a prime example of this. Niche? Id say potter is more mainstream than niche, almost everyone knows and loves it.

No reason why Leaky couldn't be swapped out, they have shown ad are showing they are not afraid to make adjustments where necessary.

Not saying they will do it but I do I stand by my original sentiment.

they could easily do a few Potter Suites for very little cost, and make a boat load on them. Seems like a no-brainer to me.

You misunderstand my use of the word niche. I don't expect the SW hotel to hold more than a few hundred people. Uni's looking to add thousands upon thousands of hotel rooms, not a hotel that can only hold a few hundred

Build a hotel 5x smaller and charge 5x the price because they could probably get away with it.

You have to consider ROI. Say the Leaky Cauldron is about 16 rooms and costs 25% of the cost of Aventura due to detail work and those sorts of things, the rooms would have to cost $900 a night and draw 100% occupancy. Especially when you consider that a 600 room hotel like Aventura will make about $55,000 (assuming an ADR of $105 and 85% average occupancy) a night before F&B. Plus you have to consider constant preventative maintenance and refurbishment according to WB standards.

I don't think it's sustainable or worthwhile.
