Good news in the 2nd foreclosure case. The partnership that lent the money backing UCPM III is pushing for summary judgment and to try to get the land to foreclosure sale as fast as possible.

This means it's "put up or shut up" time for Stan Thomas. Either there's a settlement, or the land will be sold at foreclosure auction (Universal is the obvious buyer given the 3 major parcels on Universal Blvd. around the 475 acres Universal got previously).

Timing wise, a motion for summary judgment typically means a foreclosure case will be completed in the next 9-12 months.

That means there's potential for new land in the next year (if the summary judgment goes through, the land probably would be sold by the beginning of 2019).

Much of the UCPM III land is marshes/stormwater/drain/road-right-of-way land.

Some of the most valuable parcels are in the 2nd foreclosure case right now (since UCPM III's debt is secured against those valuable parcels).

If Universal acquires those parcels out of bankruptcy, then the rest of the land pretty much only has meaning to Universal (ignoring that one parcel in the southwest which is an obvious convention hotel site), and we'd expect them to be transferred to Universal at some point, probably as part of a settlement or post-lawsuit arrangement.

This is a map showing the 3 red parcels in bankruptcy. Assuming the foreclosure suit is completed in the next 9-12 months; Universal would have those 3 red parcels by early 2019.

Those are the 2 rights-of-way easements that came with the land. The land is technically part of the UCPM III land, but Universal has right-of-way to use for crossing.

Those are also Stan Thomas' land, but they're in FQP instead of UCPM III. He managed to get those 2 parcels out of UCPM III way earlier in order to prevent them from being affected by debt on UCPM III (that's my understanding of the situation).

I think those would end up in any settlement on UCPM III though. I don't see those having that much value outside of Universal using them for staging and the like; it's difficult to imagine him wanting to hold onto those parcels along the treatment plant.

Not sure there's enough land to add their offices onto a 9/18-hole golf course + hotel complex.

Plus, the resort would probably only be used for a couple events a year or a few specific shows from golf channel. I'm not sure you'd need all the back-office employees there.
